PROJECT FOR SALE 600M FROM THE SEA
RESORT COMPLEX WITH HOLIDAY APARTMENTS AND A POOL

The plot is located in Balchik in the resort Dvoretza. With a permission for building.
It is a Black Sea municipality, a resort centre and a popular tourist destination. Its closeness to sea, sea side cities and resorts make the area very attractive and desired place.
Apart from the palace complex and the botanical garden, which is the biggest and most diverse on the Balkans, it also appeals to tourists with its coastal alley, balneological centre, two lakes, formed by old landslides and sunny beaches. There is also a mineral spring with water temperature of above 30 degrees.

The resort complex is with 2 buildings separate with delegation building A and building B, there is a pool for children and adults, parking place-inside and outside.
The situation of the complex is considered with the main planning and placement of the property-with the pedestrian and cars, the displacement of the property, the sea view, the look and function of the two buildings.

BUILDING A

Building A is situated in the North-East part of the property, close to a main street with two entries.
Entrance A and B are joined on the ground floor, but separate from the rest of the floors.
On the ground floor, towards the street, is planned to have:
4 shops for industrial merchandise, and for each shop there will be an individual lavatory and entrance, in front of which is going to be an open parking place.
Entrance A is in the east part of the building and in this part will be the residential flats the holiday apartments.
Entrance B is in the west part of the building and also with a direct entry from the parking place to the main street .In the north and north-east part there will be offices, and in the south part - one apartment on each floor, which can also be used as office.

The connection between the floors for the two entries is individual, with separate staircases and lifts, concerning the storey of the building.
On each floor there will be:
On the first floor, entrance A is with 3 apartments; entrance B-two offices + apartment.
On the second floor in entrance A 5 apartments, entranceB-two offices and apartment.
The third, fourth and fifth floor are the same as the second .The only differences are the shape and size of some of the terraces.
Under the roof (west-south) part of it is going to be 3 ateliers with lavatories and storage rooms in the north /lowest part to entrance A, and a room for a manager with lavatory and storage room-to entrance B.
The storage rooms are with garret windows, with natural illumination and ventilation.


Building A is compact, due to functional decision and architectural views. Due to displacement, the requirement for direct access to the shops and the main levels of the two entries, and also due to geological report (giving information for a big hill in the north part of the property)-under the whole building there will be a cellar .
Without giving special function from the assigner for the chosen floor in the project, it is planned to have a platform for car access, and a connection to the yard with the pool. The vertical communications (staircases and lifts) are going down to the cellar, where the machine-rooms are. Due to the size and height of the floors which are bigger than in the project there will be English gardens for natural illumination and ventilation for eventual future reorientation of the residents.

BUILDING B
Building B is considered to be a private residential, with five individual entrances, forming a section, going down the terrain as balcony, where the displacement is considerable.
Each entrance (each section) maintains two apartments on a floor, there are all five floors. Each apartment is decided to have one room with sea view.
Due to the relief and the geology under building B there is also a cellar floor with
service rooms and storages .In the south-west part next to the passage for the cars of the residents, will be rooms and lavatory for the door-keeper and the guard.
The parking is around the borders of the property and under the tailed ground of the pool in the lowest part as a displacement part of the terrain.
In south and east from the two buildings is the pool and bordered with tiles around it. They make sense of the central space, providing sunlight, view and comfort for the two buildings.

In the south-east part of the under roof space will be ateliers with lavatories and storage rooms to north-west.
The apartments are of two types: one and two bedrooms .Each apartment have:
entrance hall,
bathroom + WC
living room with dining area and a kitchenette
individual balcony
The apartments with two bedrooms have additional lavatory + sink.


FRONTAGE DECISION

It makes an impression for holiday mood and comfort with the use of natural materials.
There is a revetment-stone on the ground levels, colorful mineral plaster, and windows- PVC- glass-fiber-blue.
Things that have to be done:
Walls-plaster, ground coat and latex.
Floors-living room and bedrooms-laminated parquet.
Corridors and lavatories-terracotta
Balconies unpolished, cold-resistant granit ogres
Lavatories- false ceiling, faience on the walls next to the false ceiling.
